Tenant Placement/Marketing

We take the time to field numerous calls daily to keep our properties fully rented. We require each potential tenant to complete an application and then follow up to verify their employment, rental history, credit, and check criminal history. This helps assure that your property will have the best tenant possible. We also utilize the internet to effectively market your property. We syndicate our rental listings to the most popular real estate web sites to get your place rented. Some of the sites that we advertise your rentals are Google Base, Yahoo Homes, Facebook, Active Rain, etc. Reaction Realty saves you time and money, while you enjoy the income and tax benefits of owning rental investment property. Maintenance

To save you money, we use independent contractors to provide quality and timely maintenance for your property. We are able to keep maintenance costs as low as possible by handling all repairs on a competitive bid basis using independent contractors. And what’s more, our staff is exceptional. We maintain accurate written records with all of our field people to check on maintenance calls and follow up on scheduled completion dates. Our top-notch office staff is highly knowledgeable and is thoroughly trained in the operation of our sophisticated computer system and management operations.

Evictions / Collections

If rents are not paid by the 8th of the month, we begin the processes necessary to collect rents or evict tenants.

We gladly offer our services to Redlands, Mentone, San Bernardino, Fontana, Upland, Ontario, Rialto, Colton, Rialto, Riverside, Claremont, Chino Valley and a host of other cities across the Inland Empire. How much does it cost?

We are very upfront with our service cost and we don’t get paid until we rent your property. At Reaction Realty we will take care of your tenant and property on a monthly basis. Any service needs, our staff will get estimates and work completed with your approval. We will handle any concerns that arise. We can even pay your mortgage or any utilities from the rental income if you ask nicely. At the end of the year we email you an Income/Expense statement for tax purposes. You will not have to worry about day to day issues that arise. If you would like us to maintain and manage your property monthly it is half of the first months rent to find a tenant and 10% of the monthly rental income thereafter. That’s it. No other hidden charges or fees.
